Home Staging tips for the holiday market

Well that time of the year has arrived, the wonderful joy of shoveling the heavy wet icy snow from your walkways to your driveways. Winter is not all that bad, the holiday family gatherings far out way the negatives that 10 inches of snow can bring. We at All in one Staging & redesign would like to share some helpful tips for those Realtor and FSBO's who still need to hold open houses. We all know that this time of the year can slow all type of markets up, especially the Real Estate market. But there are ways to make sure you don't bring selling your house to a stop. All in one Staging & redesign will show you ways to make sure you make your house stand out, with out Blinging out.

Let me explain, Im sure you love decorating the outside of your house with Santa's, sparkling lights, and a whole bunch of other Christmas cheer. But in the eyes of a potential home buyer, that can be a huge turn off. In these days of being politically correct, the people who don't celebrate Christmas could pass by your house just because of the decorations. So keep it to a minimum when decorating the outside of your house during the holidays. And Please do your self a favor, don't let your agent take pictures of your house with these decorations up.

Another tip about Christmas decor while selling your house is, Less Is More! The same applies to the inside of your house as the outside during the time your house is on the market. Sorry to all those folks who love to decorate like we do at All in one Staging, but you have to remember...your house is now a product once you put that for sale sign up, and these little tips that Stagers use will help sell houses faster in the winter market.

Finally, and I think this could be the most obvious but one of the most important tip in selling your house in the winter is, Shovel your side walks. I know it seems very obvious but you would not believe how many open houses we at All in one Staging & redesign have been to slipping and sliding are way to the door. We offer a shoveling package to our vacant staging clients, so they don't have to worry about the snow when holding a open house, because we would send over a employee to make sure the walkways are clean and salted so the open house visitors will start off on a positive note.

I hope we at All in one Staging & redesign shed some light on how to properly decorate a house for sale during the winter months, and pointed out some of the obvious tips that sometime get over looked, but could be the tip that helps sell your home.

All In One Staging & Redesign Kitchen makeover

Here is an example of adding some color to make room elements POP. Before the cabinets blended into the background, Now just by adding some color, this kitchen was the focal point of the home.
Here you see Sandra MonteMayor our expert Stager of All In One Staging & Redesign lending a hand painting after a client called us for help. This house has been on the market for almost a year. Kim the owner of the home found us on the Internet to help her sell the home. Sandra showed up for a walk through consultation and spent a couple of hours walking the home taking pictures and notes of ways to get her home sold. Well as you can imagine Sandra All In One Stagings expert Stager spent quit a bit of time in the kitchen, explaining ways to bring out some of the homes focal points so potential clients fall in love with the home and have to have it.

We at All in one Staging & Redesign put together a action plan for the home owner to tackle to make her home more attractive. The home owner called her Realtor to take new pictures of the home to put on MLS as she was not even done with the work we put together for her. Well a call came into the office explaining she had one day to make all the changes and upgrades, because her agent was going out of town that weekend. So we quickly put together a team to come over and help the home owner paint the kitchen and do a make over for it, and paint the bathroom as well also making that over on that Saturday & Sunday. Well we pulled it off.

All In One Staging & Redesign has a mission plan that we our bringing customer service back one customer at a time. And do our best to make each and every client happy with are work. And this is just another case of us dropping everything to help one of our clients out.

The final Price for us to do all this work was lower then you would expect (well this home owner is a perfect example). she wrote a great thank you note to us which we put on our website at http://Allinonestaging.com so feel free to stop by and read other satisfied clients letters to us and see how we might be able to help you to.

Thank you,
Regards, Brian Bloom

Home Staging With Pets

  • This is Macy, All In One Staging & Redesigns guard dog. We also use her to visit the elderly in Retirement Homes, Hospitals, Child daycare and our Christmas cards. But the biggest thing we use her for is Love, she is our family member.
So we know how hard it can be when we go for a walk through Staging Consultation for occupied Homes, when we run into the problem of overwhelming pet odor, and have to tell the owner in a kind but constructive way that something has to be done about the smell.
When Selling a home, All the senses come into play~
sight= All the clutter and over sized furnishings ( you have to remember your selling the square footage of the house not the furniture)
Smell= you want the house to smell fresh and clean ( Not like your Pet)
Sound= You don't want to hear the outside rutgus ( unless you choose to)
Touch= You want to make sure EVERY THING is clean to the touch (We have a white glove standard when we get calls to Declutter)
Taste= When we at All In One Staging do open house preps (we always bake cookies that will stimulate your Smell sense and Taste because we offer the cookies to the clients)
So When you decide you want to move, you can see that there is a lot of things to consider besides just cleaning up a bit and start packing your bags. We are in a buyers market now, and you have to do a lot more just to get people to come to An Open House for Sale.
What can you do to make sure you Sell your house fast, One of the most effective way is to hire a Home Stager, They are experts in Making sure your House has what it takes to Sell Faster & for More Money, Also make sure you find a Realtor who knows the importance in Staging Their listing Before they put them on the market.
I hope I shed some light on how to Sell your house faster and for more money. some times even if you think your house is clean, as you can see there is so much more that a Home Staging expert can help you with, and for a very reasonable price.
    Thank you
    Regards,

Persistence Pays Off Big, Real Estate company's getting to know the importance of Home Staging!

Last night I opened one of our All In One Staging emails after refinishing some Drexler Heritage furniture we bought from a little old town furniture store. Well to my surprise I see a email from a Top Real Estate Company in the Midwest, well Nationally actually, we had been trying to work with for months.
We had been trying every thing to get a chance to work with them, like leaving our portfolio with Donuts with them, Making individual jelly bean packages connected to our flyer's, to emailing them quite often with pictures of houses that we had Staged for another Top Real Estate Agent All In One Staging & Redesign works with on every house before they list the home.
Well our persistence Payed off! The Real Estate company told us that they had a company meeting that week to talk about Staging their listings. Well other Stagers had also dropped their portfolios off to them in the past, so they had a few to compare from. Well All In One Staging & Redesign had the best prices and quality workmanship they seen and that is why they picked us!
I just wanted to let you know that Persistence does pay off! To the newbies here, you have to pound the pavement as they say, and don't expect to hear YES a lot, because it just won't happen. You just hold your head up high like we did, and say Thank you for your time and we will keep in touch in case you do change your mind.
Some Realtors will say they already work with a Stager, Well you say Kindly, Great so you know the importance of Staging a home in this buyers Market then, and if your person is busy or can't make a job, Please keep me and my portfolio in mind.
Anyway I just wanted to share this bit of good news, and never give up. Staging will soon be as important to a Real Estate company as home inspections. Think about it who wants to walk through a messy house, or a house that is just a blank canvas hoping the buyer can imagine their furnishings in these empty rooms?
Well hope the best to you too, and happy Staging!

The Price of Home Staging in the Midwest $$$

We at All In One Staging & Redesign would like to just like to point out a few ways to pick a good Home Stager in the Chicago land area. We don't want you to make the wrong choice because the price only.

We have Top Realtors that we work with and the testimonies to prove our relations with them, Make sure the Stager you are looking for has the same.

We our ASP certfied from a Top Staging courses that specalizes in the art of Home Staging, Make sure they have some credentials.

We are insured and have a currant Illinois business licence, Make sure they do to. (very important)

We have a website http://allinonestaging.com/ so you can see the testimonies along with other services we offer, Make sure you are not hiring someone who thinks they can do what they see the programs on HGTV or A&E are doing.

The programs you see on TV only show you a glimpse of what it takes to even began to Stage a home. They only have 30 minutes to show you little clips, not all the behind the scene work that has to be done in order to make your home look the way they make it look like.

If you do watch those shows, and I admit I do, they are entertaining. But pay attention to the break down of the cost, they say you can do a vacant for under $300-$400.00 dollars, that is just for the items they bought, they never show the labor cost so just figure labor is about another $300-$400.00 dollars. Some Stagers charge $150.00 an hour, we at All in one staging charge far less for the same quality workmanship.

Just to give you a idea of what an ASP article said about Midwest Home Staging Prices is it goes for between $1,200 and $3,500 dollars on avarage depending on the size. And it is worth every penny to most because you have a vacant house sitting empty but still having to pay thousands every 30 days.

So this is just another tip we want to give out to those interested in Home Staging. All In One Staging & Redesign specializes in written consultation, this will save you hundreds because we give you a DIY blue print that will show you how and where to place your furniture make your house a model like home. And if you need some help, we would come by to fine tune and work with you to get the job complete. Not only that, we would also place your home on our ASP listing page that receives 7 million hit a month from people looking for well Staged Homes.

So feel free to stop by our website and see how we can help you for a budget minded price.

Thank you, and Regards

Selling a house? Make sure you Stage it first...

By now the word is starting to spread about Home Staging and it's importance in the buyer's market we are in.
To recap what staging is, it is the process of making your home more appealing by minimizing it's imperfections and bringing in furnishings to make the listing feel like a well kept home so potential buyers make an immediate connection and fall in love with the Home so it can sell Faster and for More Money.
The folks at All In One Staging and Redesign have been doing their very best to make sure not only does the house sell 50% faster, But for up to 10% More money. That can literally mean thousands of dollars for you the FSBO and Realtors alike.
If you are thinking about selling your house, Please take our advice and don't wait to Stage your home if it is not selling as fast as you were thinking it should have, business is NOT as usual in this slow market. You and your agent have to make sure your listing outshines the competition in your neighborhood and price range from the start, and Home Staging is the only way to accomplish this. Don't be fooled either in who is qualified in the art of Staging. All In On Staging and Redesign is certified by the top Home and Real Estate Staging association( ASP).
Before you let someone Stage your home make sure you see they have ASP or ASPM included in their name like ours so you know you are getting the Best of the Best! And Stage your home before placing it on the market because you only have one time to make a First impression, Let us at http://allinonestaging.com/ Make that first impression that will drive people back to your house to make a top dollar offer.

Getting the word out about Home Staging

Home Staging the phrase was patented by Barb swartz back in the 70's some say in the 80's but never the less it is a phrase that basically means to get your house in showing condition (like a model home) so when appraisers and potential buyers looks at the listing they will see all your homes bright spots and fall in love with the house and figure you have kept the home up in great condition from the start which in many cases it is true.

Staging is Hugh out in the west like California and is slowly moving east hitting the Midwest like Chicago. Now there still are many many people who never heard of the phrase Staging, So it is up to the Qualified Home Staging Professionals like All In One Staging inc, to start pounding the pavement and handing out flyer and joining your local Leads2Business groups to start educating those sellers who really need our Help to Sell their house & for the Realtors we also need to educate them that we can get their listing sold Faster and for More Money.

I have noticed and heard a lot of people say well I can do what they are doing on T.V, what I tell them is the are only showing you a glimpse of what it takes to become a certified Staging expert. Those shows don't show you how first off you need to be licensed and insured before any home owner should even allow you in their home and that takes money and the money don't stop there, you have to hire a lawyer, an accountant, a web designer, get certified which means go to a accredited Staging school/course and that cost about $2,000 to $3,500 dollars... Wait there is more, you still need to buy props, buy enough furnishing for at least two vacant houses and just look around at your place and think you need 3 more of everything you have in your home, you still need some where to place all of these item right? where are you going to work out of? you need to rent a store front for your business and then there is the question of how do you expect to get all these props to the houses, you will have to buy a truck a van a trailer or pay a moving company to move your props every time you have another account and the list goes on and on with business cards ect.

What I am trying to say is Home Staging is hard work and for the average person to try to stage their own home it will not look anywhere as nutralized as someone who went and learned how to stage a home so the widest potential variety of buyers will like what you have done.

And as far as the HGTV watchers wanting to start their own business just read the above and think twice if you are ready.

Thank you,
Best Wishes Brian Bloom http://Allinonestaging.com

Home Staging In Bartlett IL

Real Estate Business is not business as usual! Got your attention? Well it's true we are in a buyers market and that means for most real estate and mortgage companies businesses are in a downward spiral and only time will tell when it will level off and bounce back. I was talking to a owner of a Real Estate company in Bartlett IL that is in my Leads2Business group and he says his sales are down between 18% and 20% compared to last year this time.

The good news is that there is a secret weapon that the Realtors in California have been using for years, its called Home Staging. Staging is giving agents a fighting chance for the more savvy home buyers. All in one Staging inc is located in the North west suburbs of Chicago IL and we will now be serving areas like Barrington IL, Palatine IL, schaumburg IL, Inverness IL, streamwood IL, elgin IL and the surrounding areas. All in one Staging inc is a company that is accredited from the internationally renowned ASP (Accredited Staging Professionals) who has the know how to get stale homes on the market or vacant homes to show like model homes.

We at All in one Staging work with in every ones budget in a variety of services to help get your listing sold 50% FASTER and for between 3%-10% more money then non staged homes and that is a fact. When you hire a professional staging expert from All in one staging you can expect a friendly experienced councilor to walk you through proven steps to neutralize, Decluttering and in most cases use your own furnishings to creat a house that will appeal to a wide variety of potential buyers (note: only 10% of clients can visulize what a empty house will feel like or a house that is cluttered with personal items can see themselves living in that home) don't let the other 90% of potential buyers become uninterested in a listing because it was not professionally Staged.

To learn more about how we can help you, stop by our website at http://Allinonestaging.com now to learn how you can receive 15% off a Home consultation and DIY action plan so you can out shine your competitors and sell your house before they do.

Home Staging Tip #1

Hello and Welcome to Home and Real Estate Tips and Advice ~

We will be sharing helpful tips for those who are selling their biggest investment and need a little help from expert Home Stagers from All In One Staging, Inc. Chicago suburbs fastest growing Staging company located in Bartlett IL (a North West community of Chicago).

First off as I stated above, your home is probably your most valuable investment and right now we are in a buyers market which means you will have to work harder to set your home above the competition in your neighborhood. Buyers are expecting more for their buck then just a year ago this time.

We at All In One Staging will walk you through a series of Tips you can do to help sell your house for top dollar!

Step # 1, it might seem to be very simple but it is very important ~ CLEANING. You have to start the selling preparation from the bottom and work your way up. Cleaning and decluttering is always the first thing you should concentrate on when deciding to sell your home; this means getting on your hands and knees and scrubbing every inch of the house, because the potential buyer will see it as a kept home and that is very important.

Think of this example: when you sell your car, you clean it inside and out so it shows well. If you were to go looking for a car and seen it looking all dirty and unkept you would probably pass it right up or offer a lower asking price. The same goes for your home, so get those rubber gloves on and start cleaning.

If you would like to find out more tips or need any help, please visit http://allinonestaging.com/ and sign up for are newsletter. We offer Tips and Advise in Home and Real Estate Staging.

Thank you and Best Wishes,
Brian Bloom ~ ASP IAHSP owned All In One Staging, Inc.
